Where are buyer rebate checks not available?

Some states do not allow buyer commission rebates. These are currently: Alabama, Alaska, Iowa, Kansas, Louisiana, Mississippi, Montana, Oklahoma, Oregon and Tennessee. A reference map with up to date information is available at http://usdoj.gov/atr/public/real_estate/rebates_details.htm.

Rate you agent performance

Under “Lets rate Agent Name” you will select from a dropdown menu. There are five selections from the lowest (I would not recommend – one STAR) to the highest (I would highly recommend – five STARs).

We also ask for any comments that you would like to share with us regarding your agents perfomance and you satisfaction with their service.

Your honest review will help guide clients in the future to hire the best agent for them. It is important.

Ensuring Delivery of Email from Agent Invitation

Many email clients (Outlook, AOL, Hotmail, etc.) have spam blockers that can affect delivery and display of some email messages. This means that some of our email could be sent to your spam in error, or may be displayed without images.

To make sure that you receive your email correctly we recommend adding Agent Invitation to your list of safe senders. Here are instructions for you to do that:

Gmail

· Open the email

· Click “More Options” in the email header.

· Click “Add Sender to Contact List”

MSN Hotmail

· Go to the “Options” page.
· On the left side of the page, click “Mail,” and then click “Junk Email Protection.”
· Click “Add Senders to Safe List.”
· Type “@agentinvitation.com,” and then click “Add.”

Yahoo! Mail

· Use the “Not Spam” button to report messages you want in your Inbox that were delivered to your Bulk folder.

Outlook 2003

You have several options to choose from:
· Go to “Actions” on your email menu bar. Select “Junk Email” from your pulldown menu. Select “Add Sender’s Domain to Safe Senders List.”
· Right-click in the message and select “Add the Domain to Safe Senders List”.
· Go to Tools on the menu bar. Select “Options” in the pull-down menu.

. Under “Preferences”, select “Junk Email”. Then click on the “Safe Sender” tab.

. Click the “Add” button. Type “@agentinvitation.com” in the text box.

Outlook Express

· Go to “Actions” on your email menu bar. Select “Junk Email” from your pulldown menu. Select “Add Sender’s Domain to Safe Senders List.”
· Right-click in the message and select “Add the Domain to Safe Senders List”.
· Go to Tools on the menu bar. Select “Options” in the pull-down menu.

. Under “Preferences”, select “Junk Email”. Then click on the “Safe Sender” tab.

. Click the “Add” button. Type “@agentinvitation.com” in the text box.

AOL 9

· Add our email address (notifier@agentinvitation.com) to your address book.

AOL 8

· Open the email
· Click the “Add Address” icon on the right.
· The email address is pre-populated in the “Contact Details” pop-up
· Verify that the pre-populated information is correct
· Click “Save”

Earthlink

· Go to your Address Book, click the “Add” button. Enter our email address (notifier@agentinvitation.com) under Internet Information.

Is a buyer rebate taxable?

Our understanding is that buyer rebates are not taxable in the hands of the buyer. Do not rely on our understanding of this issue. This is a question for the agents you interview and for your tax advisor. We are not experts in tax matters and cannot provide any advice on tax matters.

I need to find an Agent’s email addresss – where should I look?

This is only an issue when you want to invite an agent that is not on our Registry now. Start with searching the agent name and city on google – you may get a link to their website or their brokers website where they may have the email address.

In the US you could also go to realtor.org and look for Resources for Buyers & Sellers, Buy or Sell a Home, Find a Realtor. If that does not work you can go to realtor.org, Directories, Find State and Local Association information, Visitors link: Associations by State.

In Canada go to realtor.ca and click Realtor Search.

You can also get a list of the licensing associations in North America at www.arello.org/resources/regulators.cfm

You can usually find an email address on the agent website, his or her brokers website or in the local or state association roster of agents.

Failing all of the above then call the agent or use the Contact email form often provided (it does not show the agent email address) to ask for their email address, telling them that you would like to be able to contact them by email in the future.

I don’t know what value to put in for the house I want to sell. What should I do?

You can look at your most recent tax bill to see them value of your home for tax purposes, or you could estimate your home’s value from the sale price of other homes that have sold recently in your area. Or you could just guess. The agent you select will do the work needed to establish a list price for your home.

For the purposes of your Agent Invitation a best guess is fine.

Choose This Agent – what does this do?

When you have input the agent name, broker name (if you have it) and agents email address (twice) you can click “Choose This Agent”. This agent will then be included in your Invitation. You can invite up to 3 agents in total for one Invitation.

The agent I want is not in the Registry – what do I do?

Input the agent name, his or her broker name (if you know it) and input his or her email address and re-enter it to confirm that it is correct.

If you do not know their email address it may be available on their website, on their office website, on your local Real Estate Association website, or you could call their office and ask.

If you cannot find their email address and they have an “email me” form on the website you could send them a message asking them for their contact information including their email address. If they ask why you want it you can tell them that you are considering a real estate transaction and are making a list of agents that you may want to contact in the future.

How do I search for an agent?

You should select the state or province where you need an agent (starts with your state or province), and you can search by any or all of: agent first name, agent last name, the language the agent can do business in, and his or her specialty – you may need an agent that specializes in Condominiums, First Time Buyers, Luxury Homes, Relocation, Seniors, Vacation Properties or Waterfront.

You should also include a “Community Keyword”. This is the area that the agent you are looking for works routinely. A “Community Keyword” could be your city or town name, or you could use the name of your subdivision, community, neighborhood, condominium complex, or any other common word that would describe an area that interests you.

Favorites – what does this mean?

These are the agents that you would like to remember the next time you search or when you are selecting agents to receive your Agent Invitation.

You can only “favorite” an agent when you are signed in – we have to know who you are to remember your favorites.

Click on the grey heart and it will turn red to let you know that this agent is a “favorite”. Click on the red heart when you want to take them off your “favorite” list.

The amount I will spend on a house is not on the dropdown – what do I do?

Pick the value that is nearest to the amount that you think you will spend. This is only an estimate and your best guess is fine.

Do I have to select all of the boxes?

No. Just select the boxes that apply to your particular situation.

What if I don’t know what the local commission rate is?

It is not that important. The agents will use the customary local commission rate when they reply to you, so if you are unsure just pick the percentage that you think might be right. For example, if you choose 5% and the customary local commission is really 6%, the agents will use 6% in their proposal to you.

How do I change my email address?

Go to “Edit my account”, then to “Change email”. You will be asked to input your new email address and re-enter it to confirm, then Save.

How do I change my password?

That means that the boxes with a * need to be filled in. When you press the “Sign up” button the system will not accept your information until you complete all of the areas marked with a *.

Is Agent Invitation a real estate company?

Will people call me after I give you my information?

No. No one will call you because we do not give your private information out without your permission. If Agent Invitation needs to call or email for a legitimate purpose, we assume that you are fine with that, but no one else will contact you.
